How to Maintain your Rental Year Round
Most owners of long-term rentals wait until there’s a problem with their property, and tackle the problem then. But the smartest owners maintain their properties proactively to prevent big problems from ever arising (as much as possible). While we care about people the most, we also care about the properties we manage and keeping them in great condition. Below are some guidelines that could help you care for your properties in the best way possible.
MONTHLY
- Test Smoke & Carbon Monoxide Detectors
- Inspect for visible leaks under sinks
- Check HVAC filters
QUARTERLY
- Inspect exterior for damage (gutters, siding, foundation)
- Flush toilets and run water in unused spaces
- Inspect & clean dryer vents
TWICE A YEAR
- Service HVAC systems
- Inspect roofing & caulking around windows/doors
- Lubricate door hinges & garage doors
ANNUALLY
- Deep inspection of plumbing & electrical systems
- Clean chimneys/fireplaces
- Inspect attics/crawl spaces for moisture or pests
- Repaint/touch up surfaces as needed
- Plan on one major upgrade each year
GENERAL
- Keep a list of reliable, licensed contractors
- Keep a record of service agreements, warranties, and insurance
- Negotiate bulk service discounts if you have multiple properties
- Keep receipts & invoices
